Beach 20th Street is a bustling area of Queens New York filled with opportunity, culture, and new developments that have put a focus on enriching the local neighborhood. One of the new additions to Beach 20th Street is this affordable housing development built as a part of New York’s Inclusionary Housing Program. This new apartment complex features nearly 100,000 square feet of living space spread out across over 10 floors and an additional 5,600 square feet of ground-level commercial storefront space and 3,400 square feet of community space. All of the 80 units inside this building are part of a larger RadRoc development project aimed at creating over 800 affordable housing units

MG McGrath worked on this project with Real Builders to fabricate and install a modular facade for the projects enclosure. Our modular facade system combined both metal and glass systems into one unitized panel with a modular gasketing system that was later installed on each facade wall of the pods that make up this complex. The unitized panels included steel framing with DensElement sheathing and Hunter XCI CG Class A insulation. MG McGrath also fabricated over 50,000 square feet of Pac-Clad metal into our own custom F-Seam and R-Seam panel systems featuring Champagne, Zinc, and Sandstone colored Kynar paint finishes. All of the F-Seam and R-Seam panels were attached to the Z furring. Our unitized panel system also included Supera System glazed in windows from Intus Windows which featured polymer steel reinforcements, high energy-efficiency ratings, and different interior and exterior finishes. The final megapanels included aluminum framing with a gasket system around the perimeter.

McGrath didn’t just show us what the next steps were, they took them with us. The project came out better than we imagined because they were involved.
